Terms & Conditions

Arrival

The vacation rental lease begins at 4:00 p.m. on (“Check-in Date”) and ends at 10:00 a.m. on (the “Check-out Date”). Failure to adhere to the check-out time may result in an additional late fee set at $100 unless discussed in advance of the stay.

 

Fees

Payment in full of the assessed fees shall be due within thirty (30) days of the Check-in Date:

Booking Deposit

A deposit of $250 is due upon reservation to reserve your booking. The deposit will be applied toward the rental fees.

​

Occupancy

The maximum number of guests is limited to eight (8) persons (including children).  

​

Access

  • The Guest shall allow the Homeowner access to the property for purposes of repair, inspection or emergency. The Homeowner shall exercise this right of access in a reasonable manner by giving at least 24 hours’ notice (unless in case of emergency).

  • If the grounds need to be maintained and the owners, or their designate, are not able to do it between renters occupancy due to weather, they will have access to the property during your stay. They will do their best not to disturb your time.

Cleaning

The safety of our guests is always our highest priority.  In order to ensure that our rental meets the latest guidance on hygiene and cleaning, a $200 cleaning fee will apply to all bookings to allow for proper disinfecting protocols.

 

However, cottage guests are still responsible for tidying the cottage before checking-out, so that its original condition is restored. 
1. All indoor & outdoor furniture needs to be returned to its original place.
2. The kitchen, bathrooms, bedrooms and living areas (including floors) must be left tidy with all clean dishes/cutlery
returned to their cupboards/drawers. No dishes may be left in dishwasher or on drying rack, and the fridge must be empty.
3. Beds must be left neat & stripped of linens. 
4. All garbage, compost, and recycling must be taken care of as instructed in the Cottage Guide.
5. Please do not walk with soiled shoes or feet inside the cottage.

Garbage/Recycling/Compost

Garbage during your stay is to be placed in garbage bags/recycling boxes and stored safely so that animals cannot get into it. All garbage and recycling disposal is the responsibility of the rental client. Information and location of the garbage dump specific to the cottage will be provided in the Cottage Guide.

Water/Plumbing/Septic

There are strict rules with regards to septic systems. Failure to follow these rules may result in thousands of dollars in repairs.
1. Only bodily waste materials and toilet paper can be flushed down the toilet (NO FEMININE/BABY PRODUCTS: TAMPONS, PADS, DIAPERS, WIPES).
2. Do not put any solid waste materials or grease down the sink drains.
3. The cottage is on a well and the water is tested regularly and is safe for drinking/consumption.  However, some people may prefer the taste of bottled water, so we provide one water jug and water cooler in the kitchen for guest use.

Campfires

Small campfires are permitted as directed by the Ministry of Natural Resources. Please identify and adhere to local fire bans when imposed by local authorities (especially during dry/fire season). Do not burn plastic, tin cans, glass, or any other items that should not be in the fire. Always drown out your fire with plenty of water when left unattended, in particular before going to bed. Firewood is supplied for guest use.  Please only use camp fire wood as designated in the Cottage Guide.

No Extra Guests or Parties

No parties or large gatherings. If you plan on having any additional guests, even if just day visitors, you must request permission from the owner.

​

No Smoking

This is a No Smoking and No Vaping cottage. If you are a smoker of any kind, please smoke outdoors only. Dispose of cigarette butts and debris in a proper, non-combustible container so they will safely extinguish. Do NOT dispose of cigarettes in the fire pit/lake/on the grounds.

Pets

No pets unless authorized at the sole discretion of the Cottage Owners. 

​

Cancellation Policy

Any cancellation by the rental client must be in writing and emailed to buckhornlakehouse@gmail.com. On receipt of such notice, we shall endeavour to re-rent the property for the period of the original booking. If the Guest wishes to cancel the reservation, the deposit and fees will be refunded as follows:

  • 100%* if cancelled at least two (2) weeks prior to the Check-in Date

  • 50%* if cancelled at least one (1) week prior to the Check-in Date
     

*less $250 booking deposit which is non-refundable unless another rental is secured for the term of the rental period.  If a replacement reservation is secured, the deposit will be returned in full.

• If we are successful in re-renting, the cancelling client will be reimbursed all original funds and deposits.

• If we are unsuccessful in re-renting the cottage, all original funds (including $250 booking deposit) can be put forward to another cottage rental, within one year, during the same season of the next year, of the original rental date (based on availability and at the current advertised rates).

• If the cancellation notice is less than 7 days prior to the check-in date, and we are unsuccessful in re-renting the cottage for the same dates, all funds will be forfeited.
• If the balance of the rental fee is not received at least 28 days prior to the commencement of your rental period and you have not notified us, the owner will have the right to cancel your reservation and your deposit is forfeited.

• If the cottage reservation must be cancelled by the Homeowner, all payments will be returned but no further compensation will be made.

• The Homeowner may also be entitled to cancel the Guest stay if house rules are broken during rental period and the Guest will not be refunded.

• The Guest will not be refunded for a late arrival or early departure.

Damage Deposit

The damage deposit amount ($250) is returned to the rental client once the premises have been thoroughly checked by the owners or their designate (within 3 business days). All or part of the damage deposit may be used for any breakage, damage or any incidents of non-compliance with the rental contract and agreements (like cleaning, garbage, etc). If there are any noise complaints from the neighbours and/or if the police are called to the cottage for any negative reason, the owner will have the right to hold back some or all of your damage deposit.

Linens

All bed and kitchen linens and towels are the responsibility of the rental client.

​

Liability

The Guest(s) represent, warrants, acknowledge and agrees that they will use the cottage and its facilities in accordance with the terms and conditions of this agreement and the rental rules and that they do so at their own risk and that they indemnify and save the Homeowners harmless from any claim made as a result of personal injury, sickness or death, loss or damage, however caused, to person or property of the Guest or their family, guests, visitors, servants and agents during or after the time of occupancy

Noise

Be respectful of neighbors. Noise and music should be limited, especially after 10pm.

​

Additional Notes

Be careful with propane, water, and hydro usage. Please turn off BBQ/tank controls, lights, and water after use.
